The Outrigger at SALT is a three level resort development consisting of seven buildings interlinked by multi-level linkways. The development comprises a total of 318 luxury resort rooms, basement car park, swimming pools, tennis courts, pavilions and landscaping. It was the first stage of the SALT integrated resort and residential beachside development in the northern NSW town of Kingscliff.
FEATURES:
Construction features included:
- extensive use of timber roof trusses and structural steel support framing to provide an interesting roof line
- flat plate slab construction using a combination of post tensioning and traditionally reinforced concrete slabs
- a framed reinforced concrete structure with light weight internal and external partitions including the extensive use of Hebel
- complete remodelling of the landscaping and external works to encapsulate the client's vision for the project and provide a visually exceptional, and user-friendly resort environment
BENEFITS:
The project team applied its extensive design and construction capability to modify the design and meet the client's budget, without diminishing the overall character or ambience of the original design. Key benefits included:
- a redesign of the foundation system from driven precast concrete piles to high level pads, to minimise the earthworks and take advantage of the compaction levels achieved through deep impact rolling of the site
- streamlining and coordinating building services to fit into the revised structural configuration
- adopting a collaborative approach to the design to ensure that the cost savings offered as a result of extensive value engineering were delivered during the construction phase
