The project involved the construction of a 15-storey apartment tower on the southern end of the Gold Coast. The project contains 104 apartments in configurations of two and three bedrooms. The upper level houses a separate penthouse with access to a landscaped roof area. The podium is extensively landscaped with a free form swimming pool and spa. A coffee shop, gym, sauna and outdoor eating area are also incorporated and designed to meet the client's exacting global standards for timeshare resorts.
FEATURES:
The building boasts several innovative design features, including:
- use of a ‘raft slab' saved significant cost and time as opposed to the traditional grout piles
- installation of a ‘mono space' lift to eliminate the need for a motor lift room - this ensured the building remained under the height limit required by nearby Coolangatta Airport
- utilisation of pre-cast concrete on the parapet around the landscaped roof deck provided the crowning feature required by the architects and saved construction time
- use of extra slimline air handling units lowered the floor to floor height without lowering internal ceiling heights
- re-design of the pool and spa area, together with the soft landscaping of the podium reduced the initial costs, and minimised long term operational and maintenance costs.

The client was an international timeshare leader, headquartered in the United States. Our ability to remain flexible to design changes was an important part of our relationship. The project team was able to provide advice on Australian conditions and regulations to their senior management. An ability to acquire an interim BA and commence early inground works was instrumental in achieving the client's commitments for receiving guests. The team also provided assistance installing FF&E items in the apartments.
