Brisbane Airport Export Park, Queensland
Brisbane Airport Corporation's (BAC) Export Park development precinct is the only master planned logistics precinct at an Australian airport. BAC commissioned the project team to construct two purpose-built warehouses at the precinct for tenants, Crazy Clarks and Cell Net.
FEATURES:
Through close consultation with both BAC and the tenants, the project team developed and purpose-built the two warehouses. Distinct project features developed included:
- construction of a 20,000m2 warehouse, with a clear height of approximately 10m and 1,600m2 office administration space for Crazy Clarks as its main Queensland Distribution Centre
- a roof structure designed to accommodate only two internal columns over the 140m length of the building
- super flat floors for erection of storage racking and use of natural lighting to minimise operational costs
- construction of approximately 5,000m2 of warehouse space and 2,000m2 of office space for Cell Net as its main Queensland Distribution Centre
- Cell Net's structural system comprising steel roof trusses directly supported by precast panels
- the building designed to ensure the warehouse, approximately 100m x 50m in size, had 50m clear spans to maximise floor usage
BENEFITS:
An internal risk management process identified the constant use of forklifts and the high point loads exerted on the floor slabs as a potential long-term maintenance issue. Stressing the floors and increasing the size of the individual pours reduced a potential 7km of joints exposed to forklift traffic to just 20m. The project team's flexibility to meet client's needs was demonstrated when the client introduced an additional 4,000m2 to the Crazy Clarks distribution centre just prior to completion of the original design. The project was still completed within the original program.
