Situated within Sydney's technology hub, the $78 million Pinnacle Office Park is the single biggest building contract Goodman International has entered into. The development will comprise two commercial towers made with reinforced post tensioned concrete frames and a curtain wall facade comprising approximately 31,000m2 of NLA (net lettable area) and 580 car parking spaces. Laing O'Rourke won the tender as design and construct contractor in April 2007 with the expected completion date of late 2008. With its close proximity to major arterial roads, on-site childcare, gymnasium and a cafe, the Pinnacle Office Park is sure to set new benchmarks in concept and design.

FEATURES:

  • Grade A commercial building standard;
  • 4.5 star ABGR rating;
  • Incorporating tenant design requirements as part of base build;
  • Retaining wall and excavation carried out by Expanded - a Laing O'Rourke company;
  • 12,000m² of high efficiency curtain wall;
  • 22,000m² GFA of car park;
  • 37,000m² GFA of commercial office space;
  • Early tenant access for specialist research and development facilities fit out; and
  • Cafe and childcare facilities.

BENEFITS:

Laing O'Rourke worked with the client to provide benefits and value-add where possible. The early works package was awarded to Laing O'Rourke's Expanded Group - which provides specialist civil services to the building and infrastructure market. By keeping this critical element in-house, Laing O'Rourke was able to reduce risks, set the tone for the overall project and add value to the engineering side of the project.

Other innovative, value-add benefits include value managed design process with client to provide savings and surety of project costs by;

  • Use of Kingfloor metal formwork to slabs;
  • Rationalised structural beam sizes;
  • Carried out further geotechnical investigations to rationalise retaining wall system and foundations;
  • Major service trades appointed at time of tender to provide specialist input into VM process; and
  • Locked in major trades at tender time to guarantee surety of pricing.
  • contract program to minimise client exposure to future tenant's existing lease agreement.
