Constructed on the site of an existing carpark, this new commercial tower is positioned within a prime CBD precinct. The 23-level premium grade office building will boast 36,500m2 of new space, three basement levels and five podium floors. Construction is due for completion in 2010.

123 Albert Street has been designed to achieve a world’s best practice 6 Star Green Star rating and a 5 Star Australian Building Greenhouse Rating (ABGR) for the building.

Drawing on a combination of the company’s local and international experience the team is providing value-added benefits through both the design and construct phases, in particular:
- a proven ability to achieve the desired 6 Star Greenstar and 5 Star ABGR ratings
- valuable alternative design solutions that have eliminated structural transfers and will improve the building efficiency without compromising the concept
- the use of specialist Building Information Modelling (BIM) which is assisting in delivering the design in 3D
- providing the client with a ‘one-team’ approach by engaging Expanded (Laing O’Rourke’s own civil contracting company) to manage the site set-up, demolition and in-ground works.
Additionally, Laing O’Rourke has committed to undertaking the integrated fit-out of 25,000m2 of office space as part of the contract for the client’s major pre-committed tenant, Rio Tinto.
