Laing O’Rourke is ready to develop North Sydney’s premier business address, following news that the NSW Government has approved its amended plan for the redevelopment of 100 Mount Street.
In 2011, Laing O'Rourke became the sole owner of what has been referred to as the ‘best freehold commercial development opportunity in North Sydney', on the corner of Mount and Walker Streets.
Laing O’Rourke Director Cathal O’Rourke said the commercial tower would be a significant landmark for the Sydney cityscape, and provide a new standard of office accommodation for North Sydney.
“We have engaged a world class team of experts, including renowned architects Skidmore Owings & Merrill from Chicago in collaboration with Architectus of Australia, to ensure this building is second to none,” Mr O’Rourke said.
“We have delivered a plan that achieves design excellence, creating a new benchmark for corporate accommodation in the North Sydney CBD.
“The site, in the heart of North Sydney’s commercial zone, enjoys immediate proximity to retail areas and public transport while maximising a spectacular panoramic view of Sydney Harbour.”
General Manager of Property Investment Ben Lehmann said that with in excess of 40,000m² of leasable floor space the new tower will be North Sydney’s largest and tallest tower providing the latest thinking and innovations in high rise design.
“The design also focuses on low energy consumption and will achieve a 5 Star Greenstar V3 rating and a 6 Star NABERS energy rating – making it one of North Sydney’s most environmentally friendly buildings,” Mr Lehmann said.
The project will also include:
- 32 levels of office accommodation with the average floor plate greater than 1,200m²;
- An open public space at ground level;
- A whole floor dedicated to amenities such as change rooms, showers and lockers with naturally ventilated breakout spaces;
- A highly efficient double skin facade which significantly reduces solar heat load;
- Premium quality finishes and services; and
- Basement parking for 113 vehicles.
Mr Lehmann said the scheme had been very well received by potential tenants at a time when premium quality space availability in North Sydney was particularly limited and we look forward to turning the first sod on this exciting new project.
Commencement will be most likely subject to securing pre-leasing with Mr Lehmann saying a number of discussions were taking place with potential occupants.
In 2010, Laing O'Rourke completed a 23-storey commercial block for Dexus at 123 Albert Street, Brisbane and is currently delivering two other Queensland commercial projects; the M&A project in Fortitude Valley and a Queensland Government office building in nearby Bowen Hills.
